Proposed Project:

On May 9, 2025, the City of Medford selected Transom Real Estate to redevelop three underutilized city-owned parcels in Medford Square into a mixed-use hub with housing, retail, community space, and parking. 

Key Elements of the Proposal:

  • 13,500 sq. ft. grocery store & 2,500 sq. ft. café
  • 283 apartment units with 56 income-restricted units at 80% of area median income.
  • Public plaza courtyard intended to activate the Clippership Drive & Riverside Ave intersection.
  • Parking garage with 273 stalls
  • 567 total parking spaces, bringing 184 more spaces to the area than existing parking lots.
  • Plans emphasize pedestrian and bicycle improvements, resilient landscaping, open space, and curated public art.

Benefits & Impact:

  • Estimated $1.15M in annual tax revenue
  • Approximately $1.1M in one-time fee paid to the city  
  • Projected to create about 325 construction jobs and 102 permanent jobs.
  • Expected boost to local commercial activity and support the Chevalier Theater.

Process & Next Steps:

  • Adjustments to the proposal and negotiation of a final land lease agreement are the next step before the final agreement is presented to the Medford City Council for approval.
