Multi-Family Zoning Requirement for MBTA Communities/Section 3A of MGL c.40A
The City of Medford, along with all MBTA Communities (cities and town served by the MBTA) are required by law to have at least one zoning district within a half mile of a station that allows multi-family housing to be built as-of-right. The guidelines issued August 10, 2022 and revised most recently on August 17, 2023 set out the specific details of how a proposed district in Medford would need to comply. Medford is classified as a “Rapid Transit Community” and had a deadline for compliance on December 31, 2023.
Failure to comply would make Medford ineligible for numerous state funding sources and grants that the City relies on.
